A New Standard

Engaged by Mirvac, Studio P3 worked in close consultation with Mirvac’s leasing agents, Cadigal and Knight Frank, to develop a suite of differentiated speculative workplaces within Angel Place, a premium commercial environment in Sydney’s CBD.

Designed for Difference

Across 5,700m² spanning Levels 6, 11, 30 and 31, the project was conceived to create a diverse portfolio of workplace environments that could respond to different tenant profiles, workstyles and commercial requirements.

Rather than creating a series of generic fitouts, Studio P3 developed distinct workplace propositions — each with its own character, planning approach and material expression. The environments were designed to demonstrate the potential of the base building while giving prospective tenants a tangible sense of how the space could support contemporary work.

Working closely with the leasing team, Studio P3 also developed supporting marketing packs and benchmarking material to articulate the proposition of each suite and strengthen the leasing process.

Creating Commercial Advantage

As part of the ongoing engagement with Mirvac, Studio P3, working alongside Generate, recently completed two premium speculative suites occupying the top floor of the building.

With commanding views across the Sydney CBD, the Level 31 environments make strategic use of the building's elevated position, creating workplaces that balance focused work, collaboration and client experience.

The planning maximises tenant opportunity while providing a considered diversity of spaces for contemporary hybrid workstyles. Materiality, detailing and amenity combine to create environments that feel distinctive, credible and ready for occupation — allowing prospective tenants to experience the potential of the building rather than simply visualise it.

The result is a suite of workplace environments designed not only to perform as workplaces, but to perform as leasing propositions — giving Mirvac and its leasing agents a stronger platform from which to communicate the value and potential of the asset.
