Studio P3 was engaged by Dexus, in collaboration with co-owner Mirvac, to design a series of speculative workplace suites across Levels 1, 2 and 6 of 33 Alfred Street, Sydney.

Located within one of Sydney's most recognisable heritage-listed commercial buildings, the project was conceived to attract professional services tenants through the delivery of premium, move-in-ready workplace environments. Developed in close collaboration with Dexus, Mirvac and their leasing partners, the design responds to evolving workplace expectations by balancing commercial performance with employee experience.

The completed suites maximise leasing appeal through efficient space utilisation, achieving an average density of one work position per 10 square metres while providing a diverse range of workplace settings that support focused work, collaboration, informal interaction and wellbeing. Carefully considered planning, materiality and amenity create flexible environments capable of accommodating a variety of tenant profiles, enhancing both marketability and long-term asset value within this iconic heritage-listed address.
