Base Building Repositioning

Studio P3 was to undertake the strategic repositioning of 80 Bay Street, transforming the former Grace Bros department store into a more compelling commercial workplace proposition within the broader Broadway precinct.

 Repositioning

The base building repositioning works focus on strengthening the overall building experience, beginning at ground level with a review of the entry and arrival sequence to establish a more distinct identity while enabling the integration of a café. New End of Trip facilities, amenities and DDA facilities support the ground floor offer, while activation of the northern retail space creates a stronger physical and visual connection with the lobby. Upgrades to the interconnecting heritage stair and lift interiors further enhance the experience and presentation of the building.

Across the typical floors, the repositioning includes the creation of new lift lobbies and the ability to accommodate two separate tenancies per floor, supported by upgraded bathroom amenities and on-floor shower facilities. Warm shell environments provide a flexible foundation for future tenants and enable the building to respond to a broader range of commercial requirements.

Concurrent with the base building works, Studio P3 has designed and developed five speculative workplaces to demonstrate the potential of the repositioned asset. A supporting marketing campaign and design pack, including photorealistic renders developed in collaboration with Mirvac’s leasing team, provides a stronger platform to communicate the building’s future offer to prospective tenants.
